What is a periodic inspection?

A Periodic Inspection is an inspection on the condition of an existing electrical installation, this is carried out periodically over a number of years. ( every 10 years for domestic installations )

A periodic inspection will

  • reveal if any of your electrical circuits are overloaded
  • find any potential electrical shock risks and fire hazards in your electrical installation
  • identify any defective circuits due to aged cable & fittings
  • identify any lack of earthing, bonding & protection.

 

Why is a periodic inspection needed?

Every electrical installation deteriorates with use and age. It is important for the person responsible for the maintenance of the installation to be sure that the safety of users is not put at risk, and that the installation continues to be in a safe and serviceable condition.


When is a periodic inspection needed?

It is recommended that periodic inspection and testing is carried out at least every:
  • 10 years for a domestic installation
  • 5 years for a commercial installation.

Other instances when a periodic inspection should be carried out are:

  • when a property is being prepared to be let or at each change of tenant.
  • prior to selling a property or when buying a previously occupied property

Who should undertake a periodic inspection?

Periodic inspections should be carried out by a competent electrician.

 

 

What happens during a periodic inspection?

An electrician will carry out checks on the electrical installation against the requirements of BS7671 ( IEE Wiring Regulations) , which is the national safety standard for electrical installations.

  • The periodic inspection will take into account all relevant circumstances including the following factors:
  • adequacy of earthing and bonding
  • suitability of the switchgear, fuses  and control gear.
  • type of wiring system and its condition e.g. cables coated in black- rubber, black-rubber was phased out in the 1960s or cables coated in lead or fabric are even older and may need replacing (modern cables use pvc insulation)
  • provision of residual current devices.
  • presence of adequate identification and notices
  • broken sockets/ light switches etc
  • changes in use of the premises which have led to, or might lead to, deficiencies in the installation.

 

NMR Electrical will issue a certificate after the inspection advising you of the safety of your installation. This will include any defects found.

A normal periodic inspection will not cover 100% of the installation, we usually inspect 40% of your installation, should you wish more of this to be inspected it can be agreed before hand. If any defects are found during the 40% inspection we would then inspect more.
If any minor defects are found they will be rectified on the spot free of charge, however if any other faults or defects are found you will receive an estimate with your certificate for any remedial work that needs to be carried out. You are under no obligation to accept this quote.

Please note, if any faults are found that if left could cause injury to the users of the installation and are considered dangerous we may advise that they are rectified on the spot, depending on the extent of work that needs to be carried out this work may be chargeable.
